Terms & Conditions

Thank you for your interest in staying at My South Kensington Home. Our house is a privately owned London residence, offered on a limited basis to guests seeking a refined, comfortable, and discreet stay in South Kensington.

To ensure an exceptional experience for all guests, we ask that bookings are made subject to the following:

The Residence

The property is a private family home located in South Kensington, London, offered exclusively for short-term residential use.

Occupancy & Use

• Maximum occupancy:
  The residence accommodates up to five (5) overnight guests.
• Sleeping arrangements:
• One emperor bed
• One king bed
• One sofa bed
• Registered guests only:
  For insurance and security reasons, overnight occupancy is limited strictly to the guests named on the reservation.
• Residential use:
  The house is not suitable for parties, receptions, filming, commercial use, or events of any kind.

Lead Guest Requirement

• The lead guest must be at least 30 years of age.
• The lead guest must be present for the duration of the stay.
• Bookings may not be made on behalf of third parties.

Children

Children of all ages are welcome.

Please note: The stairs leading down to the kitchen do not have a banister rail. Parents and guardians accept full responsibility for supervising children at all times.

Pets

For the comfort of all guests, pets are not permitted.

Smoking

The residence is strictly non-smoking.
Any evidence of smoking indoors will result in additional cleaning charges.

Length of Stay

• Minimum stay: 4 nights
• Maximum stay: 14 nights

Longer stays may be considered by special arrangement, subject to separate terms and conditions.

Rates & Payment

• A reservation is confirmed once the initial payment has been received.
• Payments are made in two instalments:
• 50% at the time of booking
• 50% no later than 60 days prior to arrival

Bookings made within 60 days of arrival require full payment at the time of booking.

Security Deposit

A refundable security deposit of £5,000 is required.
This is held against damage, loss, or excessive cleaning and will be returned following departure, subject to inspection.

Cancellation Policy

Our cancellation policy is designed to be fair while reflecting the nature of a private home reservation.

• Stays of 14 nights or fewer:
  A full refund is provided for cancellations made at least 14 days prior to arrival.
• Longer stays:
  Please see Section 11 below.

Extended Stay Cancellations

For stays exceeding 14 nights, cancellation terms differ from standard short-stay terms due to the extended time commitment involved.

• First 2 weeks are non-refundable once booked
• Remaining weeks refundable if cancelled more than 30 days before arrival
• No refund within 30 days

Care of the Residence

Guests are asked to treat the house with the same care and respect they would their own home.

Governing Law

This agreement is governed by the laws of England and Wales.
